Cost of living: Greensboro vs. Charlotte vs. Raleigh

Same state, very different budgets. A look at housing, taxes and everyday costs across North Carolina's three big metros.

Housing is the whole story. Greensboro's median home price runs roughly 30–40 percent below Charlotte's and Raleigh's, and rents follow the same pattern. Property tax rates are similar across the three cities, so the lower price translates directly into a lower annual bill.

Housing

A $315,000 budget buys a renovated 3-bedroom in an established Greensboro neighborhood or a new-construction townhome in Kernersville. In Charlotte or Cary the same budget generally means a condo or a longer commute.

Taxes

North Carolina's flat state income tax applies everywhere. County and city property tax rates differ by a few tenths of a percent; Guilford's combined rate is in the middle of the pack, while Davie, Davidson and Randolph are lower.

Everyday costs

Groceries, utilities and fuel are within a few percent across the state. The real difference shows up in childcare, restaurants and services, which are noticeably cheaper in the Triad.

Commutes

Average commute times in the Triad are 20–25 minutes, versus 27–30 in Charlotte and Raleigh. If you're moving from a large metro, this is the change most people notice first.
