New Construction in Colfax, NC: The Closest New Homes to PTI Airport

Colfax sits next to PTI airport and still has new homes going up. Here are the current communities and starting prices, 2026–27 property taxes, what homes sold for, and what to ask a builder.

If you fly for work, travel a lot, or just want to be ten minutes from the gate, Colfax keeps coming up. It sits on the western edge of Guilford County, between Greensboro and Kernersville, with Piedmont Triad International Airport (PTI) right next door. It is also one of the few places near the airport where builders are still putting up new homes. This guide covers which communities are selling now, what they start at, what you will pay in property taxes, and the questions I would ask any builder before signing.

A quick note on how I wrote this: every price and rate below names its source and the date or period it covers. New-construction pricing changes often, so treat the builder figures as a snapshot from October 13, 2026, and confirm them with the sales office the day you visit.

Is Colfax, NC a town?

No. Colfax is an unincorporated community in Guilford County with its own ZIP code, 27235. There is no Colfax town government, town tax or town hall. For homes outside any city limits, the county handles zoning, permits and building inspections. Guilford County Inspections says it provides permitting, plan review and building inspection for all unincorporated areas of the county.

There is one wrinkle. A Colfax mailing address does not guarantee you are outside city limits. Some parcels near the edges of Greensboro, High Point and Oak Ridge carry a 27235 address but fall inside a municipality. That changes your tax rate and sometimes your utilities. Before you write an offer, look the parcel up on the Guilford County tax lookup and note its rate code. I check that on every address I show.

Which new-construction communities are in Colfax right now?

As of October 13, 2026, NewHomeSource lists these communities with a Colfax 27235 address. The search page lumps in a much wider area, so I have kept only the ones actually located in Colfax.

  • Westbrook Falls by True Homes, 120 Marshall Smith Road. Single-family homes from $376,150 and a separate townhome section from $332,000, per NewHomeSource. True Homes' own site says its Integrity Collection single-family homes start in the high $300s.
  • Northborough by Keystone Homes, sales center at 1564 Oakbluffs Drive. Plans from $376,990, per NewHomeSource. That same listing shows plans running up to $463,300.
  • Dillon Ridge by Royal Homes of North Carolina, sales center at 8316 Lazy Sky Lane. Fourteen to-be-built plans from $394,900 (a three-bedroom, about 1,587 square feet) up to $468,900 (a five-bedroom, about 3,017 square feet), per NewHomeSource.

Across all of 27235, Redfin's new-homes page on October 13, 2026 showed 17 new-construction listings, priced from $359,900 to $512,262. A few of those sit on streets I could not tie to a named community from the listing alone. If one of them interests you, I will find out who built it and what warranty comes with it before you go see it.

How close is Colfax to PTI airport?

Close. The airport's official address is 1000A Ted Johnson Parkway, Greensboro, and the Colfax communities above are just west and north of the runways. True Homes' Westbrook Falls page puts the community 11 minutes from PTI, 10 minutes from Kernersville, 19 minutes from Greensboro and 21 minutes from downtown Winston-Salem. Those are the builder's numbers. Your actual time depends on the time of day and which terminal road you use.

Living this close to an airport cuts both ways. I recommend visiting any lot you are considering at a few different times, including early morning and evening. Look at the airport's published noise and flight-path information, and ask the builder whether the lot falls within any airport overlay or disclosure area. Some buyers never notice the planes. Others hear every one. You will want to know which you are before you commit.

What are property taxes in Colfax, NC for 2026–27?

Per the Guilford County Tax Department's 2026–27 rate table, a Colfax property outside any city limits (rate code 88) pays:

  • Guilford County: 0.7895 per $100 of assessed value
  • Colfax Fire Protection Service District: 0.1359 per $100
  • Combined: 0.9254 per $100

On a $500,000 assessed value, that comes to $5,000 times 0.9254, or about $4,627 a year. On a $400,000 home it is about $3,702. If the parcel is inside Oak Ridge's limits with Colfax fire service (rate code 33), the same table shows a combined 1.0054. Parcels inside Greensboro or High Point use those cities' rates. Again, check the rate code on the specific parcel.

A newly built home can be assessed on the lot alone for its first tax year, then on lot plus house the next year. Ask your lender to escrow based on the finished value, not the first bill, so your payment does not jump later.

What have homes in Colfax sold for?

Per Redfin's 27235 housing-market page, the median sale price was $449,366 for the three months ending June 2026, up 18.3% from a year earlier. Redfin counted 37 homes sold in June 2026, compared with 15 in June 2025, and a median of 70 days on market versus 68 the year before.

A few cautions on those figures. ZIP 27235 is a small market, so a handful of new-construction closings can swing the median. Seventy days on market also reflects how new homes get recorded, since some are listed before they are finished. I don't forecast prices. What I can do is pull the specific resales and builder closings near the home you are considering and show you what actually sold.

Do new homes in Colfax have city water and sewer?

It depends on the community, and you should get the answer in writing. Guilford County's water and sewer page lists the City of Greensboro, City of High Point, Town of Jamestown, Sedgefield Sanitary District, City of Burlington and Town of Stokesdale as providers. For unincorporated areas, it directs people to the county's planning office. The page does not say which applies to Colfax neighborhoods, so I don't assume. Each community, and sometimes each lot, can differ.

For any Colfax new build, ask the builder these utility questions:

  • Is the home on public water, public sewer, both, or a private well and septic?
  • If it is on public utilities, which provider bills me, and what are the tap or connection fees?
  • If it is on septic, can I see the county septic permit and the approved system size for my lot?

What should I ask a builder before signing in Colfax?

Builder contracts in North Carolina are usually the builder's own form, not the standard NC Offer to Purchase. Also note that under N.C. General Statute 47E-2, the first sale of a never-occupied home is exempt from the Residential Property Disclosure Statement. You will not get the usual seller disclosure, so you have to ask. The HOA and covenants disclosure still applies. Here is my working list:

  • What exactly is included in the base price, and what does the model home have that the base does not?
  • What is the lot premium, and is the price locked, or can it rise before I sign?
  • Who holds the earnest money, how much is non-refundable, and under what conditions?
  • What is the estimated completion date, and what happens if it slips?
  • What warranty comes with the home, who services it, and what does it cover in year one versus structurally?
  • Can my own inspector come in before drywall and again before closing?
  • Are there incentives tied to the builder's preferred lender, and what are they worth compared with an outside quote?
  • What are the HOA dues, and what do they cover?
  • What is planned for the vacant land next to and behind my lot?

These are business questions. The legal reading of the contract belongs to your real estate attorney, and the lending comparison belongs to your lender. My job is to make sure the questions get asked and the answers get compared side by side.

Is it worth having an agent for new construction in Colfax?

In my experience, yes. The on-site sales agent works for the builder. A buyer's agent works for you. On a new build I compare pricing across all three Colfax communities, track the build stages, push for a pre-drywall inspection, and check the final walk-through punch list. I also check comparable resales so you know what similar homes nearby actually closed for. Under North Carolina rules you will sign a written buyer agreement with me before we tour, and many builders pay a buyer-agent fee. We will go over exactly how that works in your case before you sign anything.

One practical tip: bring your agent on your very first visit to a model home. Some builders only work with an agent who registers you at that first visit.

What is there to do near Colfax?

Triad Park, jointly owned by Guilford and Forsyth counties, covers 430 acres just west of Colfax. Per Forsyth County Parks, it has an amphitheater, the Carolina Field of Honor, a disc golf course, picnic shelters, ball fields and volleyball courts. Kernersville's downtown and Greensboro's west side are both a short drive away for shopping and dining.

Which schools serve Colfax addresses?

School assignment in Guilford County is by address. The official source is the Guilford County Schools School Assignment Locator, which has an interactive 2026–27 map. GCS has announced elementary boundary changes for 2026–27 and 2027–28. Colfax Elementary is not on either list, but check any specific address in the locator, since attendance lines don't always follow ZIP codes. For school information beyond assignment, the official source is the NC School Report Cards.
