About the neighborhood

The Triad's largest city: historic in-town streets, established suburbs, lakes and a growing downtown

Greensboro is the largest city in the Piedmont Triad and its business center — about 300,000 people, five colleges and universities, PTI Airport on the west edge and a downtown that has added the Tanger Center, LeBauer Park, a minor-league ballpark and thousands of apartments and condos over the last decade. It sits where I-40, I-85 and I-73 meet, and the I-840 urban loop lets you cross the city without going through downtown.

The city reads as a set of distinct areas rather than one market. The historic core around Fisher Park, Irving Park and Sunset Hills has the oldest homes and the most walkable streets; the Friendly Center and northwest side has the established suburban neighborhoods most relocating families ask about first; Lake Jeanette and the north side add planned communities around the reservoirs; and the southwest corner has the Grandover and Sedgefield golf communities and Adams Farm. Per Redfin, the city's median sale price was about $290,000 for the three months ending August 2026 — but the spread between neighborhoods is as wide as the spread across the whole county, so which side of town matters as much as the city itself.

Characteristics

Transportation

Mostly a driving city with short trips: average commutes run in the low twenties of minutes. I-40, I-85, I-73 and the I-840 loop ring the city, Wendover Avenue and Bryan Boulevard are the fast east–west roads, and PTI Airport is 15 minutes from most neighborhoods. Greensboro Transit Agency buses cover the main corridors, Amtrak stops at the downtown depot, and the Downtown Greenway is building out a walking and cycling loop.

Services

Friendly Center and the Shops at Friendly are the main retail district, with the Wendover and Battleground corridors behind them. Cone Health's Moses Cone and Wesley Long campuses anchor healthcare. Downtown has the Tanger Center, the Greensboro Coliseum complex, the Greensboro Science Center and a restaurant scene along Elm Street; the watershed lakes (Townsend, Brandt and Higgins), Bur-Mil Park, Country Park and Guilford Courthouse National Military Park cover the outdoors.

Character

A college town and an aviation and logistics hub at the same time — UNC Greensboro, NC A&T, Guilford College, Greensboro College and Bennett College keep it young, while the airport corridor brings HondaJet, FedEx, Boom Supersonic and JetZero. It feels bigger than Winston-Salem and more spread out, with tree-lined in-town streets, a growing downtown and suburban neighborhoods that run right up to the county's farmland.
