About the neighborhood

Semi-rural town with horse farms, large lots and no city property tax

Summerfield is the horse-farm-and-acreage town just north of Greensboro. The town incorporated in 1996 largely to control its own zoning, and it has kept minimum lot sizes large and commercial development light — so most of what you see along US-220 and Pleasant Ridge Road is pasture, long driveways and custom homes rather than strip centers. There is no town property tax on top of the county rate, which buyers notice.

Housing runs from 1980s-era homes on an acre or two to new custom and semi-custom builds in neighborhoods like Henson Farms, Polo Farms, Armfield and The Vineyards, with equestrian properties and small farms mixed in. Most of the town is on well and septic, which is the first thing to understand when you buy here. It feeds Northern Guilford or Northwest Guilford schools depending on the address, and is 15 to 20 minutes from downtown Greensboro and PTI Airport.

Characteristics

Transportation

A car is essential. US-220 (Battleground Avenue) is the spine south into Greensboro, and I-73 runs along the west side of town with interchanges at NC-150 and Horse Pen Creek Road, which makes PTI Airport and the western Triad quick. There is no transit service, and most roads are two-lane.

Services

Day-to-day shopping is in the small centers along US-220 (Food Lion, pharmacies, restaurants) and in northwest Greensboro ten minutes south. Summerfield Athletic Park and the town's greenway along the Atlantic & Yadkin corridor are the main public amenities; Lake Higgins and Lake Brandt are on the southern edge for paddling and fishing.

Character

Open, rural and deliberately low-density. Fences, barns and tree lines define the landscape, and the town's identity is built around keeping it that way. Neighbors tend to know each other, youth sports and the Founders' Day celebration are big, and the pace is slower than anywhere else this close to Greensboro.
